5 Feng Shui Concepts to Help Sell Your SoliVita Home

To put the best face on a SoliVita home listing and appeal to buyers who follow feng shui principles, keep these tips in mind.

1. Pay special attention to the front door of your SoliVita home, which is considered the “mouth of chi” (chi is the “life force” of all things) and one of the most powerful aspects of the entire property. Abundance, blessings, opportunities, and good fortune enter through the front door. It’s also the first impression buyers have of how well the sellers have taken care of the rest of the property. Make sure the area around the front door is swept clean, free of cobwebs and clutter. Make sure all lighting is straight and properly hung. Better yet, light the path leading up to the front door to create an inviting atmosphere.

2. Chi energy can be flushed away wherever there are drains in the SoliVita home. To keep the good forces of a home in, always keep the toilet seats down and close the doors to bathrooms.

3. The master bed should be in a place of honor, power, and protection, which is farthest from and facing toward the entryway of the room. It’s even better if you can place the bed diagonally in the farthest corner. Paint the room in colors that promote serenity, relaxation, and romance, such as soft tones of green, blue, and lavender.

4. The dining room symbolizes the energy and power of family togetherness. Make sure the table is clear and uncluttered during showings. Use an attractive tablecloth to enhance the look of the table while also softening sharp corners.

5. The windows are considered to be the eyes of the home. Getting the windows professionally cleaned will make the home sparkle and ensure that the view will be optimally displayed.

Painting Exterior of Homes

Please be sure to paint the exterior of your home as the Architectural Committee approved. Some homeowners are painting the roof peaks the same color as their front door and/or shutters. This was not approved. Please make reference to your letter, which will detail the areas with the paint color to be used. You will never use the front door and/or shutter color for trim. We appreciate your cooperation, as this can be a costly expense for any homeowner that decides to be creative with the paint colors.

Walk For a Cure

The event will start in the courtyard in back of the Administration building and Sales Office. Sign-in will start at 8am and the Walk/Run will begin at 9am.

Registration for the Walk/Run can be done right up to the start of the event on Friday, February 22nd, or before with the Registration form that is in the February Reflections. If you registered prior to the February 1st deadline, you were able to order a t-shirt. We are excited to tell you that they have all arrived! The staff at the Riviera Spa & Fitness Center will be happy to assist you. You may also pick up your t-shirt(s) the day of the event, when you check in for the walk, if you are not available to pick it up in the days prior to the event. Call Tony or Narda Handler for any questions at 427-4345.

Wednesday with a Cherry on Top!

At The Marketplace Bistro and The Grille we will be celebrating National Cherry Pie Day on Wednesday February 20th. Stop by and enjoy a freshly baked slice of cherry pie, and with all this warm February weather a scoop of vanilla ice cream would go perfectly. Getting old hurts. Physically hurts. No matter how healthy we are our bodies age and our joints and muscles wear out. So….we hurt.

Good news for SoliVita residents is that the Poinciana Medical Center is well under construction and should be up and running later this year. Now when us older baby boomers need medical care we just have to cross the street to go to the Poinciana Medical Center.

Poinciana Medical Center will be a two-story, 100,000 square foot building with 24 private medical-surgical beds and a six-bed ICU. In support of both inpatient and outpatient care, the facility will provide a full range of acute care services including emergency services, diagnostic imaging, inpatient and outpatient surgery, cardiac catheterization, laboratory, pharmacy, and a full range of support services.  The Emergency Department will be approximately 11,000 square feet with 12 exam rooms. In addition, the facility will include a 16-slice CT, radiography, fluoroscopy room and ultrasound. The facility will include an EMS entrance and helicopter pad for rapid transport of critically ill patients to Osceola Regional Medical Center.

I’m a Baby boomer. I’m one of over 68,000,000 million Baby boomers born between 1946 and 1964. I was born in 1957.

Baby boomers control over 80% of personal financial assets and more than half of all consumer spending. We buy 77% of all prescription drugs, 61% of over-the-counter drugs, and 80% of all leisure travel.

And……according to the 2011 Associated Press and LifeGoesStrong.com surveys:

  • 60% lost value in investments because of the economic crisis
  • 42% are delaying retirement
  • 25% claim they’ll never retire (currently still working)

As a Baby boomer myself I can relate to each of the above. My wife and I lost just about everything during the financial crisis of 2008.

Retirement is a pipe dream. Mostly because I’m self employed and really have no reason to retire. I work from home and truly enjoy what I do.

The Lovely Wife and I moved into SoliVita, an over 55 active adult community in mid 2010. Our last house was way too big and keeping up with it was becoming a burden. So we downsized. We moved to one of Florida’s World Class Active Adult Communities, SoliVita.

Making the decision to downsize and move into a Florida over 55 active adult community was one of the best decisions we have ever made. Since moving here our lives have changed for the better.

Once in SoliVita we decided to go to the gym 3 days a week and do cardio and weight lifting. It’s now been almost 11 months and our lives have drastically changed. Not only are we still working out at the gym 3 days a week but we have recently bought bicycles and are riding 6 days a week.

I have lost 20lbs and went from bench pressing about 70lbs to doing repetitions with over 200lbs!! My wife, well, I’ll let you decide for yourself…..

Hi folks. Let’s talk a little bit about Real Estate market conditions in SoliVita. Recently I have spoken to several SoliVita homeowners and the first thing they mention is that NOTHING is selling in SoliVita. Well lets look at some facts. The figures below are based on the first half of each year.

In 2006, at the peak of the market, there were 72 closing in the first half of the year. This year there were 91 sales! That’s an increase of 20%. In fact that’s the most resales in SoliVita for that time period EVER! So…properties are selling at a rapid pace.

Now let’s explore why they are selling. This one is easy. PRICE! It’s all about the price. At the peak of the market, 1st half of 2006, the average sale was at $276,600. This year, 2010, the average selling price in SoliVita is $165,301. That’s a decrease in value of 40%. Considering homes in Poinciana have had a decrease in value of 70%….the values in SoliVita have held up pretty good.
