Jump out of the real estate box and expand your mind.

http://ttrealtynet.comHi folks. I had a conversation with an agent yesterday who mentioned to me that they had just changed brokerages after 7 years. When I asked "Why?" she said it was because her Broker doesn't give her any leads. I told her that the way to avoid this in the future is to learn how to generate your own business so you don't have to rely on others. She said "I guess that means I'll have to get a website some day".

Her statement reminded me of how far behind some folks are when it comes to running a successful business. They need to jump out of the box and expand their minds before they become obsolete.

With that in mind.....here's some of the stuff I came across on the Internet this morning.

"A blog is supposed to create more interest in what you do or what you sell. It’s supposed to bring you more credibility, more readers. It’s supposed to show off your expertise. All that should be great for business. Where did it all go wrong? You forgot that you have a business first and a blog second." James Chartrand

Thanks for sharing. Real estate professionals are fortunate in that we have the opportunity to make things happen on our own.

The problem of waiting for anyone to do anything for you is you do not learn how to do it yourself.  I never expencted my broker to do anything for me put give me guidance.

2010 and no website.  That's pretty hard to believe.

Posted by Pearson Real Estate about 1 month ago

I really take to the heart the last quote right before the video, ending with you have a business first and blog second.  I look at that statement as how to approach a blog.  I don't understand when I read blogs and they don't seem to ever have anything to do with real estate services, its more of a diary entry and then at the end of the post it has a way to contact the writer if you are interested in purchasing real estate. I understand the occasional rant or telling people whats going on, but its when 9 out of 10 blogs are just not real estate related.

No leads???? I also suppose the broker wasn't calling making appointments, showing homes and closing deals either. That's awful.... Expecting someone to work.
Posted by Mark Watterson Utah Real Estate (Principle Realty Group, Inc) about 1 month ago

wow. an office that gives leads where does that happen?? Oh my office does, but i never bank on that my goal is 5 deals per month and that is not comming from my office.. so its all about Prospecting, & Lead Generation, we al know about it but only a hand full do it they are the top 20% but a hand full does it...

I agree that a website is very beneficial. The issue with the web site is optimizing it for SEO so that it's easier for people searching the web to find. If it's not optimized and your on page 300 you may not get the benefits you should from it.

Bryant, Thank you for the slide show insert... Very interesting topic, and well done portrayal of where we are (or need to be) headed...

If you are in sales and don't know how to generate your own leads, you will quickly be out of business.  The brokerage model of brokers giving leads to agents has steadily dissipated over the last few decades.  Ask any successful agent, where they get most of their leads and they will tell you "referrals." Either from past customers or their sphere of influence.

Again, you are on the money!!!!  Lead Generation is what our business is, nothing else can happen unless we generate leads.  I am always amazed when I click on an agents wesite link and it links to their national or broker website.  Don't even get me started on agents that can't get their email on their phone!

Leads and Referrals, from the Broker, huh

Posted by Jimmy Williams (Coldwell Banker Tyre & Taylor Realty, Eustis, FL) about 1 month ago

Haven't gotten a broker given referral in what, maybe 7 years? And I did not expect to. Wow, no website? (holds chest, falls on floor) . DUH!

Hun...

I like the new IPad. But did you know they're taking some serious hits about their marketing?

Now don't go telling me you didn't think that was funny :)

It took a long time to get through the Google Earth Guys but it was worth it. I was trying to expand my tech knowledge but just ended up laughing. Well I guess that happens when I try to be more tech savvy too. Laugh or Cry!!

Broker Bryant - I have been getting my own lead on my own. It took me 5 years of hard work to get that many leads for myself but I did it on my own. I have learn to rely on myself to get the leads. And get the word out for others to get ahold of me. Plus keeping up with the up dates too.

It never ceases to amaze me, how many agents still have that ridiculous mentality that their broker is supposed to provide them with business. Even before Web 2.0, we were never supposed to do business that way. We're independent contractors! Give me a break!

Posted by Lisa Hill (Daytona Beach Real Estate) (Florida Property Experts) about 1 month ago

lol. I love it. No Web site. Course a Web site that is just a name on a page is pretty useless too.

BTW, I need one of those too ... what the heck is it?

Wow.. I just assumed everyone had a website.  Day one, get license.. day two, get website.  I guess I was wrong though.

An agent without a website sounds pretty crazy.  I've got one even better.  My husband is working with an agent on a transaction.  She is so behind the times that he had to  give her some lessons on basic e-mail help over the phone and I mean very basic.  Its a wonder some people are even in business.  PS - the jet bike looks pretty awesome.  It reminds me of the speeders on Star Wars - The Return of the Jedi.

Interesting Bryant, most agents around here do the broker shuffle in the elusive hunt for better and better splits.

Posted by Gabe Sanders, Stuart Florida Real Estate (Premier Realty Group) about 1 month ago

Thanks for the tips  Bryant. I loved the Tweet tips! I'd rather have a lower split because my Managing Broker is really awesome! :)

It may have been realistic to expect leads many years ago but not these days.  You need to generate your own leads.

I think I want an iPad as well! The home pod actually is a good idea in my household with 2 teenagers who only have one volume level....

while it would be nice to receive leads from my broker. I would much rather be self sufficent and generate my own leads. That way I am accountable to myself.

The problem BB is that many do not want to invest in their business. They are just constanty looking for the "magic bullet" or worse relying on others.

LOL....Sorry BB but TLW's video comment is better than your post...don't hate me :)

Broker Bryant.....an agent came into my office this morning for direction on how to get a subdivision off the ground.....he doesn't blog and is still just "thinking about blogging".....so I hope he has very deep pockets if he's not going to blog!!! i don't know what these people are thinking.

Posted by Barbara Todaro (RE/MAX Executive Realty in Franklin, Ma) about 1 month ago

Thanks for stopping by everybody. Again I have been a bad blog host. I have just been so busy lately. Short sales are beating me down.

Hope it gets easier for you!  Thanks for the great tips BB - you always have great information or a good laugh.

Busy, busy, busy.  There just aren't enough hours in the day to keep up....even when I start at 5 AM. Must work, must work.  Keep the fingers moving.  Eventually I can grab a check with the same now knobby fingers and go to the bank!  Thanks for the inspiration as usual!!!!

Posted by Suzanne McLaughlin (Sabinske & Associates, Inc.) about 1 month ago

BB - That's unbelievable that in this day and agent that agent does not have  a website.  I did change firms last year and my decisoon to do so was that I was getting enough Internet leads on my own without paying a broker to broker referral fee and so I could afford to part ways.  Agents can't be relying on brokers to feed them business.

Day one agents should learn - No one gives you leads, go after them! And there are so many ways these days!
